indianaSFR.com is a new approach to single family rental properties in Indiana. Owners of occupied rentals no longer have to automatically clear out tenants when it is time to sell. There are buyers who are looking for income producing single family homes that actually PRODUCE INCOME. If the tenants are responsible in caring for the property and meeting their financial obligations, those tenants are an asset (not a liability) to a certain class of buyers.
For investors, there is the possibility of buying or selling properties in bulk, as other investors retire or choose to go a different direction. The SFR asset class is a hybrid between commercial and residential investing. It is commercial because numbers and ratios are critical to the valuation of properties. But the product is a common residential product that everybody is familiar with.
If an investor buys 40 single family rentals, they can hold them according to their investment objective. Then when it comes time to dispose of the assets, it can be done as a bulk sale to another investor. Or perhapes part of the portfolio of properties can be sold individually. If you buy an apartment building with 40 units, it has to be sold as a 40 unit complex to another commercial investor. It is impossible to sell of a dozen units in a 40 unit building.
